Job Description
The VP, Facilities & Backlot Operations is responsible for providing management oversight, leadership, team development, innovation, and strategic vision for the Culver City Facilities & Backlot Department. The portfolio consists primarily of the historic Culver City Studio Lot (formerly the MGM Studio Lot), two owned properties across the street from the Studio Lot (Childcare Center & Production/Post-Production services building)

The VP, Facilities & Backlot Operations is responsible for the day-to-day operations of the Backlot Trades for the Studio Lot including maintaining the Sound Stages, Production Offices, Post-Production Facilities, Corporate Office Buildings, and all infrastructure and plant management. The VP, Facilities & Backlot Operations is also responsible for creating standardized policies and procedures for daily work activities including a Preventative Maintenance Plan and ongoing operational plans for the trades.

This is a senior leadership position and has significant responsibility for resource planning, department budgetary financial responsibility, and overall accountability for the performance of the department. The position plays a leadership role in budgeting and monthly financial review.

Responsibilities:
• The Studio Lot contains approximately 1.4 million square feet of office space (corporate, production, & post) as well as over 422,000 square feet of sound stages. The Facilities Department has primary responsibility for operating and maintaining the buildings utilizing a combination of in-house labor and third-party vendor contracts.
• The Facilities Department is responsible utilities and all infrastructure related, heating and cooling, plumbing, and all maintenance required for the ongoing operations to support the various lines of business who are our key stakeholders, events, and third-party rental of our facilities to production and post-production clients.
• Oversight of third-party vendors providing maintenance services such as janitorial cleaning (55+ contracted Janitorial and Day Porter Staff), landscaping, building engineers, elevator maintenance and modifications, roofing replacements, HVAC equipment operations and maintenance, waste disposal, window washing, etc.
• The department is on call 24/7 to ensure the Studio Lot, complete with a fire department, electrical substations, and a central HVAC plant, is always operational and ready to support the various business activities going on seven days a week.
• Sustainability is a significant part of our company's culture and how we operate. With an annual utility spend of over $5 million, this position must constantly challenge the team to review and invest in our operating procedures and explore new technologies to help effectively manage and reduce our utility consumption and carbon footprint.
• It is expected that the department will use a combination of key performance indicators, benchmarks, and data to drive operational results and management reporting.
• Six direct reports, 150+ trades people, a $15 million annual M&R budget, and numerous capital projects every year, this position must strategically plan and utilize the department resources to effectively manage the operation and budget.
• The Studio Lot is a 100+ year-old owned asset and the ongoing need for repairs, maintenance, and investment to ensure the ongoing safety and reliability to over 5,000 daily occupants make operational excellence a top priority.
• Preventative maintenance plans, property condition assessment, life cycle analysis for critical equipment, capex planning, and building safety is critical to the operation.
• The position must be a strong leader, team builder, and developer of talent.
• Personal coaching and mentoring as well as delegating are key to the success of this position given the high touch activities and significant number of clients we serve.
• This position must be able to identify strong performers and delegate responsibility and accountability accordingly.
• SPE owns two buildings adjacent to the Studio Lot totaling 20,000 square feet, and leases approximately 175,000 square feet in two single tenant buildings that provide department and operational support to the Studio. They are located 3-5 miles south of the Studio.
• SPE has full responsibility for maintaining and repairing the buildings. This is done through management of third-party contracts overseen by the Facilities Managers who report into this position.
• There are approximately 20 different ongoing/recurring vendor maintenance contracts covering everything from elevators, janitorial cleaning, landscape, HVAC equipment, power equipment, and window washing.
• These contracts represent over $8 million of our total M&R spend. These contracts must be bid out periodically, enforced, and relationships managed to ensure optimal service levels.
• We procure over $5 million worth of building and construction materials used in our facilities. This position is responsible for ensuring that we are aggressively pursuing competitive pricing and sourcing our materials from reliable vendors.
• Partner with Procurement to regularly conduct RFP's for goods and services.

Requirements:
• 15+ years of specialty building campus operations and union labor experience
• 10+ years entertainment a plus but not required
• 15+ years managerial experience
• Experience with Facilities Management, Construction and Building Operations
• Experience with Studio Labor Union Agreements and Partnerships
• Process Documentation, Mapping, and Flow Chart Preparation and Presentation Skills
• Ariba Purchase Order and SAP Invoicing experience
• Archibus Space Management and Work Order Software experience
• Excellent Communication Skills (both Oral and Written)
• Strong understanding of financial statements and ability to complete budget variance reports
• Financial forecasting, budgeting and strategic/tactical planning experiencing
• Excellent customer service skills
• International Facility Management Association (IFMA), Facilities Management Professional (FMP) or Certified Facilities Manager (CFM), Real Property Administrator (RPA), Facilities Management Administrator and Systems Maintenance Administrator certifications are preferable.
• Bachelor's Degree preferred

The anticipated base salary for this position is $228,000-$285,000. This role may also qualify for annual incentive and/or comprehensive benefits. The actual base salary offered will depend on a variety of factors, including without limitation, the qualifications of the individual applicant for the position, years of relevant experience, level of education attained, certifications or other professional licenses held, and if applicable, the location of the position.
